UK chain hotel solar PPA structures get more complicated than owner-operator or franchise routes because of the underlying commercial structure: managed-contract hotels have one party that owns the building (the freeholder), one party that operates the hotel (the brand operator), and one party that licenses the brand and sets technical standards (the brand engineering function).

The structural problem

Operating savings flow to the operator. Capex naturally sits with the freeholder. Brand engineering specifies the technical solution. None of these three parties is the natural PPA counterparty alone — and none has incentive to fund capex if the savings don’t accrue to them.
