UK chain hotel solar PPA structures get more complicated than owner-operator or franchise routes because of the underlying commercial structure: managed-contract hotels have one party that owns the building (the freeholder), one party that operates the hotel (the brand operator), and one party that licenses the brand and sets technical standards (the brand engineering function).
The structural problem
Operating savings flow to the operator. Capex naturally sits with the freeholder. Brand engineering specifies the technical solution. None of these three parties is the natural PPA counterparty alone — and none has incentive to fund capex if the savings don’t accrue to them.
The solution: three-party PPA with management-fee adjustment
The standard structure we deploy: freeholder is the PPA counterparty (the PPA partner needs a long-term contract with the building owner); operator is the electricity consumer (the PPA tariff is charged to the operating account); management-fee adjustment between operator and freeholder shares the saving back to whichever party needs the economic benefit; brand engineering approves the technical specification before procurement commits.

The franchise alternative
For franchise hotels, the structure simplifies materially — the franchisee is the natural PPA counterparty, brand engineering sets technical specification, capex and operating savings both sit with the franchisee. Franchise PPAs typically close 6-10 weeks faster than equivalent managed-contract structures.
