MEES revised: the EPC C 2027 step was dropped
The interim EPC C 2027 milestone has been dropped. The live proposal is EPC B by 2031, for privately rented non-domestic buildings over 1,000 m2 where cost effective, with everything below staying at EPC E. A material proportion of UK hotel stock sits below EPC B and still needs a capex programme — but plan against the revised dates, not the withdrawn ones. Solar PV typically lifts EPC by 1-2 bands.
50% First Year Allowance permanent from April 2026
The 50% First Year Allowance (special-rate pool) on capex above the £1m AIA cap became permanent from April 2026. Group hotel operators investing £2m+ across UK portfolios now have permanent dual AIA + 50% FYA tax shield delivering 17-25% effective capex discount.
